Adani Airport City Limited (AACL) has unveiled a plan to develop integrated airport cities across its airport network, marking one of India's largest airport-linked real estate and infrastructure initiatives. The first phase involves an investment of more than ₹20,000 crore to transform land surrounding six airports into mixed-use urban districts.
The development will span 22 million square feet across Mumbai, Navi Mumbai, Ahmedabad, Lucknow, Jaipur and Guwahati, bringing together commercial, hospitality and leisure facilities alongside airport infrastructure.
What is an airport city?
An airport city is a large commercial district built around an airport. Instead of serving only passengers catching flights, the area also includes hotels, offices, shopping centres, restaurants, entertainment venues and convention facilities.
The objective is to turn airports into destinations where people can work, stay, shop and conduct business, even if they are not travelling.
According to AACL, the planned developments will be designed as walkable urban districts connected to airports, Metro networks and city transport systems.
Where will the projects come up?
The first phase of the programme will cover a land bank of more than 655 acres across six airports in five states.
Key highlights include:
- More than ₹20,000 crore investment in the first phase.
- 22 million square feet of planned development.
- Over 655 acres of land across six airports.
- Nearly 440 acres located in Mumbai and Navi Mumbai.
- Around 70 per cent of the planned investment will be concentrated in Mumbai and Navi Mumbai.
The developments will include hospitality, retail, entertainment, convention and commercial infrastructure integrated with airport operations.
Inspired by global aviation hubs
According to AACL, the concept draws inspiration from established airport districts around the world, including Singapore Changi Airport, Dubai International Airport, Amsterdam Schiphol Airport and Seoul Incheon International Airport.
These airports have evolved into business and commercial centres that generate economic activity beyond aviation through hotels, offices, conference facilities, retail and tourism.
AACL aims to introduce a similar model across its Indian airport network as passenger traffic continues to grow.
Hotels and commercial development already planned
As part of the initiative, Adani Airports Holdings Limited (AAHL) has signed hotel management agreements with IHG Hotels & Resorts to develop five luxury and premium hotels.
The agreement includes the introduction of the Kimpton hotel brand in India.
The company also said it is working with domestic and international partners across hospitality, food and beverage, retail and entertainment to support the wider airport city programme.
Focus on sustainable urban design
According to AACL, every Airport City project has received Leadership in Energy and Environmental Design (LEED) Gold pre-certification from the U.S. Green Building Council (USGBC).
The certification reflects the planned emphasis on:
- Resource-efficient development.
- Sustainable building design.
- Walkable public spaces.
- Integrated transport connectivity.
The projects are intended to combine aviation infrastructure with commercial development while improving accessibility for travellers, businesses and local communities.
A broader role for airports
Commenting on the initiative, Jeet Adani, Director of AAHL, said successful airport districts around the world have evolved into centres of commerce, tourism and urban growth.
He said India's expanding aviation market presents an opportunity for airports to create economic value beyond air travel by supporting investment, employment and improved passenger experiences.
